Lend Lease is working in partnership with Southwark Council to deliver a £1.5 billion regeneration project in Elephant & Castle. Over the next ten years, 3,000 new homes and 50 shops and restaurants will be built, along with central London’s largest new park in over 70 years. Robert Bird have carried out site-wide feasibility assessments, site investigations and pre-start advice. We have been appointed on each phase of the project so far commissioned, including:
One The Elephant
One the Elephant is part of the Elephant Park regeneration project. It comprises a 37-storey residential tower connected by a single-storey raised courtyard into a four-storey pavilion building. The ground floor of the pavilion building is allocated predominantly to retail units and commercial office space, but also includes back-of-house facilities.
MP1 is the first phase of the regenerated, former Heygate Estate, Elephant & Castle, London. Comprising of three separate sub-plots, and a total of seven building blocks, MP1 delivers private, shared ownership and affordable accommodation to a once dilapidated area of south London. Provision of retail, social amenities, dedicated underground car-park and landscaped central courtyard provide a high quality and sociable living environment within Zone 1 of London.
MP2 Plot H2 is one half of the second phase delivery of Elephant & Castle. Comprising of three separate blocks over a common single storey basement, MP2 offers a mix of tenure type and apartments sizes to cater for the demand to live in a rejuvenated area of Zone 1, London. Ground floor retail, social amenities, ‘Club Lobby’ area, function rooms, basement car-parking and plant rooms and landscaped central podium deck at Level 1, generates an enhanced living experience and promotes integrated community environment. Building typology is split between a 31 storey tower and two 10 storey mansion-blocks.
MP3 is phase 3 of Lend Lease’s Master Plan redevelopment of the old Heygate Estate, Elephant and Castle, south London. The phase is divided into two plots, H4 and H5, and is located on the south side of the New Kent Road. Each plot comprises a 25 storey tower with midrise blocks up to 12 storeys. This phase will deliver 828 apartments which are a mixture of market, shared ownership and affordable rental. Retail, plant space and service yard are provided at ground floor level. Buildings on each plot are linked at first floor level by a landscaped podium slab providing amenity space and dedicated child play space. Plot H4 is earmarked for Private Rented Sector (Build-To-Let) usage and as such will provide enhanced amenities to meet modern tenant requirements.
Trafalgar Place is the first phase of Lend Lease’s Elephant Park regeneration project. The project encompasses the former Heygate Estate. This world-class environmental urban development will deliver in excess of 2,500 new homes, designed for a low carbon society.
