Robert Bird Group is supporting Freecity on its approved three-tower rental precinct at Rouse Hill Metro, a major mixed-use development that will deliver 548 new rental homes in Sydney’s north west.
Located at 2-30 Tempus Street, the precinct will include 332 build-to-rent apartments and 216 co-living studios across three towers above a mixed-use podium. The development will also include retail, commercial, wellness and resident amenity spaces. Designed by Architectus, the development is positioned close to Rouse Hill Metro, Rouse Hill Town Centre and the future Rouse Hill Hospital.
The project will be delivered using Volumetric Modular Construction, with residential modules manufactured off site and assembled on site. This approach is intended to support faster delivery, more consistent quality and reduced disruption during construction.
Robert Bird Group has been a core member of the design team, providing structural and civil engineering services from concept stage. Our role has included podium and basement design, transfer strategies and structural coordination to support high-rise modular delivery across a complex mixed-use precinct.
A key focus has been resolving the structural interfaces early. By working closely with Freecity and Architectus, Robert Bird Group has helped identify efficient structural solutions that support the modular delivery approach while reducing avoidable complexity through the building.
Matt Orford, Principal at Robert Bird Group, said the project reflects the importance of early engineering input in modular construction.
“High-rise modular delivery depends on resolving the key structural decisions early. At Rouse Hill, our focus has been on supporting an efficient structural approach across the podium, basement and modular residential levels, so the broader design can be coordinated with clarity from the outset.”
Robert Bird Group congratulates Freecity and the project team on achieving this important planning milestone.
