The 5th Avenue Project is a mixed use redevelopment in downtown Seattle, located at 1518 5th Avenue. The lot size is 14,400 square feet and is located along one of Seattle’s prime urban streets, in the heart of the retail core. Adjacent to the site is the historic O’Shea Building to the north, the landmarked Coliseum Theatre to the south, and the 29-story 520 Pike Tower across the alley to the east.

The total buildable gross area is approximately 200,000 square feet, consisting of 17-stories above grade and a single basement for mechanical and a potential retail fitout. The use of the development is intended to be mixed, with retail at ground level, and residential and hotel above.

Robert Bird Group was appointed by B+H Architects to provide Structural Engineering Design services for the project. We were commissioned on the project from Concept Stage through to Construction. Given Seattle is a high seismic zone, the structure was designed and detailed for the seismic forces to US design codes. This was RBG’s first major project in the USA and one of our first mid-rise buildings in a high seismic zone. Many lessons were learnt including our understanding of the US design codes, local market best practices and the approval process with the City of Seattle. This was one of our first projects delivered with our SJ partner B+H Architects.
