333 Ann Street

The construction of this commercial building demanded innovative design solutions as it was to be built over an existing Energex Substation and footings. Careful planning was required to ensure no overload of existing elements occurred. The building also incorporated parts of the heritage R.S. Exton building to Ann Street. The building also features 21,000m² of retail and commercial gross floor space and added support and retention of an existing heritage listed façade.

Significant and interesting aspects of the project and Robert Bird Group’s role included the following:

  • Large span fully post tensioned floor plate.
  • Careful planning created a solution which avoided back propping through the operational substation.
  • Retention refurbishment and integration of existing heritage building to Ann Street and winner of several heritage conservation awards.
