Key technical challenges

The project includes three residential towers to 22 levels plus a commercial tower with ground level retail and restaurant precincts. The project also includes a four-level basement car park servicing all towers.

Significant and interesting aspects of the project and Robert Bird Group’s role include the following:

  • The four-level basement layout was configured to avoid excavation under the residential towers, thereby minimising transfer structures. All towers are linked to the basement carpark at Basement 1 level.
  • The basement shoring walls are designed as cut-off walls to avoid the use of an expensive hydrostatic slab at Basement 4 level.
  • Flat plate post-tensioned slabs were used throughout the development to maximise headroom and minimise floor-to-floor heights.
